What is an NIE?

The Número de Identidad de Extranjero is the identification number assigned to a foreign national who has economic, professional or social dealings in Spain. It identifies the person in Spanish administrative and tax procedures; it is not, by itself, proof of residence or permission to work.

Why property buyers need it

The number is commonly required to sign and register the purchase deed, pay purchase taxes, deal with the Land Registry, arrange utilities and satisfy bank or mortgage procedures. Each foreign purchaser normally needs their own NIE, including joint buyers.

Documents commonly requested

  • Valid passport and copies of the identification pages.
  • Completed official application form.
  • Evidence explaining the economic reason for the request, such as a reservation document or proposed purchase.
  • Proof that the relevant administrative fee has been paid.
  • Appointment confirmation and any location-specific supporting documents.
  • Power of attorney and representative documents if a lawyer applies on your behalf.

Applying in Spain or from abroad

Depending on the buyer’s circumstances, an application may be made in Spain through the competent police or immigration channel, through a Spanish consular office abroad, or by an authorised representative using a suitable power of attorney. The correct route, appointment system and supporting evidence should be checked before filing.

The NIE is not the same as tax residence

Receiving an NIE does not make a buyer resident in Spain and does not determine tax residence. Residence, immigration status and tax residence are separate questions governed by different rules and facts.

Waiting until completion is near

The transaction timetable may be put at risk if an appointment or corrected document is needed.

Inconsistent names

Names should match the passport, contracts, bank records and power of attorney.

Using an insufficient power of attorney

The authority must cover the application and related formalities clearly.

Confusing NIE with residency

The number does not replace any visa or residence requirement.

Do joint buyers each need an NIE?

Normally yes. Each foreign person appearing as a buyer will generally need their own identification number.

Can I reserve a property before receiving it?

It may be possible, but the reservation terms and completion timetable should allow enough time. Have a lawyer review the agreement before paying.

Does an NIE expire?

The assigned number identifies the person permanently, although certificates or supporting documents may have administrative validity periods.
