How to check the developer, licence, staged payments, specification and completion documentation when purchasing a new-build home in Marbella.

Checks before reserving

  • Developer identity, title to the land and corporate authority.

  • Technical specification and permitted substitutions.
  • Staged-payment account and applicable guarantee or insurance documents.
  • Delivery timetable and contractual consequences of delay.
  • Community structure and estimated running costs.
  • Taxes, legal fees and mortgage costs.
  • Restrictions on rental or commercial use.

Advance payments

Before each transfer, obtain advice on the account, recipient and documentary protection applying to the payment. Keep the contract, transfer receipt and every individual or collective guarantee document.
