Madrid Rehabilitation Grants: Shorter Evidence Deadlines in October 2026
Madrid property update · 16 October 2026
Owners and buyers involved in a Madrid building renovation should check the grant file alongside the construction budget. A recent regional decision accelerates part of the rehabilitation-grant procedure, making it especially important to know who is handling notifications and outstanding evidence.
What changed in October?
The Comunidad de Madrid’s Programme 3 portal records an update dated 6 October 2026. The linked resolution, digitally signed on 2 October, applies urgent processing to the evidence and justification stage of Programmes 3 and 4 under Order 1429/2022. This is the stage for submitting evidence that the funded work and grant conditions have been fulfilled. The decision halves the procedural periods in that stage, except periods for lodging appeals.
This is a change to the handling of existing grant procedures. It should not be read as a new application round, a grant award, or a promise that an owner’s works will be funded. The measure does not mean that every date in every renovation contract has been halved.
Why it matters when buying an apartment
A purchase budget can look reassuring if it deducts an expected subsidy from the cost of communal works. Our practical recommendation is to separate the contractor’s price, the community’s funding arrangements and the administrative status of any grant. Ask for documentary support for each figure before using it in your affordability calculation.
For example, a seller may describe façade works as “covered by a grant”. Your adviser should establish whether that means an application has been submitted, an award has been issued, evidence has been accepted or money has actually been received. Those are different milestones.
A file checklist for owners and buyers
- Identify the procedure: ask for the programme, file reference, named applicant and latest administrative communication.
- Check the response date: ask the representative handling the file to confirm the deadline applicable to the actual notice, including how it is calculated. Do not calculate it from the date of this article.
- Locate missing evidence: request a list of outstanding documents and the professional responsible for providing each one.
- Review the community records: ask for the approved works budget, relevant meeting minutes and any payment schedule affecting the apartment.
- Test the funding assumption: ask what owners would need to contribute if the expected payment were delayed or lower than budgeted.
What your property lawyer can help clarify
For a sale during ongoing works, discuss how the contract should describe known contributions, pending grant receipts and cooperation after completion. Ask whether the proposed allocation between buyer and seller matches the community documents and the particular grant conditions. A private agreement should not be assumed to change the grant authority’s requirements.
An architect or other competent technician may need to address the technical evidence. The lawyer’s role is to connect that information with the purchase timetable, contractual wording and unresolved obligations.
