Málaga Water-Meter Grants: Checks for Apartment Owners and Buyers

Málaga property update · 16 October 2026

A new water-meter grant round gives Málaga apartment owners a reason to revisit their building’s shared installations. For buyers, it is also a useful prompt to ask whether proposed communal works have been budgeted and how they could affect the purchase.

What was announced on 14 October?

The Ayuntamiento de Málaga announcement says Emasa has opened applications for communities replacing collective meters with individual installations or relocating meters from inside homes, stairways and landings. The initial allocation is €200,000.

The municipal press release states support of up to €400 per home, with additional support under specified conditions for administration and technical or installation work. It describes a three-month application period following publication of the call on Emasa’s website on 14 October. Applicants should check the call itself for the exact filing deadline and requirements.

This is an application opportunity for eligible communities, not an automatic payment to every apartment owner. It concerns Málaga’s municipal scheme; do not assume the same terms apply in Marbella or elsewhere on the Costa del Sol.

Why this belongs in a purchase review

Our practical recommendation is to ask about communal infrastructure before agreeing that an apartment is “ready to move into”. The condition of the private kitchen or bathroom does not answer questions about the building’s water installations, approved works or outstanding contributions.

The grant announcement does not establish that any particular building needs work. Start with the documents for the actual community, then obtain technical advice if necessary.

Five questions for the seller and community administrator

  • What is installed? Request an explanation of the current metering arrangement and any written technical recommendation for changes.
  • What has been approved? Ask for meeting minutes, quotations and the scope of any works, distinguishing discussion from an approved project.
  • What is the grant status? Request the application reference or award documents where available. Keep an expected subsidy separate from money already received.
  • What remains to be paid? Ask for the apartment’s proposed or approved contributions, payment dates and any amounts already paid by the seller.
  • Who manages access and completion? Find out who coordinates the installer, any access to the apartment and the records supplied when work finishes.

How to address outstanding works in the contract

If the transaction overlaps with an application or installation, ask your lawyer to identify the unresolved financial points before a deposit is paid. Discuss how the contract should deal with known contributions, later receipts and the documents the seller will supply.

A sensible budget should show the works cost and funding assumption separately. Ask what happens if assistance is delayed or not awarded, rather than treating the headline maximum as a discount already secured. The precise allocation between buyer and seller needs a review of the facts and applicable rules.
