Madrid vs Barcelona Prime Property Prices: A Buyer’s Budget Guide
International buyer guide · 6 November 2026
Choosing between Madrid and Barcelona with a seven-figure property budget? Start with the kind of home you need, then use market research to test the shortlist. A citywide prime benchmark can orient a search, but it cannot tell you whether a particular apartment offers fair value.
The decision: compare equivalent homes in both cities before committing your full budget to the asking price. This guide uses first-half 2026 research published by Savills España on 8 September 2026; it is not a November price update.
What Savills reports about prime prices
Savills España’s September market release places Madrid and Barcelona in its Prime Residential World Cities Index, covering 30 cities. The figures describe the prime segment, not all homes in either city.
| Market | Prime benchmark | Price change, H1 2026 |
|---|---|---|
| Madrid | €11,700/m² | +2.4% |
| Barcelona | €9,600/m² | +1.5% |
| 30-city index average | Not a Spanish price benchmark | +0.6% |
These are Savills index figures. The release does not establish them as a simple average of asking prices or completed transactions, so we do not label them as either. Nor should they be applied directly to a specific street, penthouse or renovation project. Savills is a commercial property adviser, not an official statistical authority.
Turn a budget into a search brief
Write two numbers before booking viewings: the maximum purchase price and the total cash you are prepared to commit. The second needs room for transaction taxes and fees, financing costs where relevant, furnishing and any work you intend to commission. Ask for a property-specific cost estimate; do not use one percentage for every purchase in both regions.
Then set three non-negotiables. For a couple using the home frequently, these might be step-free access, a quiet bedroom and a usable terrace. For a family moving permanently, they could be bedroom separation, a practical school journey and space to work. Give both agents the same brief so the comparison does not become a renovated two-bedroom apartment in one city against an unmodernised four-bedroom home in the other.
Choose comparable neighbourhoods, not just comparable prices
In its Madrid neighbourhood article of 12 August 2026, Savills distinguishes Salamanca’s restored classic apartments, Chamberí’s neighbourhood character and Chamartín’s more spacious residential options. Use those distinctions to choose two areas to view, rather than treating central Madrid as one uniform market.
The Savills Barcelona guide of 3 August 2026 contrasts Eixample’s historic architecture, Pedralbes’ space and privacy, and Poblenou’s contemporary homes near the sea. These are commercial area descriptions, not a ranking or a promise that a particular budget buys the same specification everywhere.
Our practical approach is to compare daily routines. Walk from each shortlisted building to the places you would actually use. Return at a different hour to assess traffic, light and noise. A desirable district name cannot resolve a dark living room, an awkward floor plan or a journey you would dislike every morning.
Ask for the evidence behind the price
- Area: distinguish usable interior space, built area, communal allocation and terraces before comparing €/m².
- Condition: request the scope and documentation of renovations; a newly decorated interior does not tell you the condition of the whole building.
- Comparables: ask which nearby properties actually sold, when, and how their condition differs. Advertisements show seller expectations.
- Ownership costs: request community budgets, planned works and recent property-tax bills.
For title review, the Spanish Property Registrars explain that a nota simple summarises registered rights and restrictions but is informational, not certified legal proof. Ask your lawyer to connect the registry information with the contract and the physical apartment.
Your next step
Use the linked Savills guides to speak to its residential team about current stock. If your search also includes an island home, Balearic Properties’ Palma Old Town apartments provide a separate urban-island shortlist; do not assume the mainland benchmarks value those homes.
Prepare the purchase review with property lawyers in Madrid or property lawyers in Barcelona, and read the local Madrid apartment guide or Barcelona apartment guide before paying a deposit.
