We prevented a costly purchase involving unregistered construction
A Scandinavian client was in the process of acquiring a luxury villa in Marbella. The property appeared to be in excellent condition and was marketed as fully compliant.
During our legal due diligence, we identified that a significant extension including part of the living area and terrace had not been properly registered nor declared to the authorities.
This created multiple risks:
- potential fines and sanctions
- issues with future resale
- difficulties obtaining financing or insurance
We advised the client to pause the transaction and renegotiate terms. Ultimately, the client withdrew and avoided a high-risk investment with uncertain legal status.
