Where Are Spain’s Luxury Homes? Prime Markets and Legal Checks for €1M+ Buyers
Short answer: Spain’s luxury housing is highly concentrated. In an August 2021 snapshot of homes advertised above €1 million on idealista, four areas, Málaga province (including Marbella), the Balearic Islands, Madrid and Barcelona, held 73% of the supply. Above €3 million, Málaga and the Balearics alone accounted for almost 70%. Where Spain’s €1 million+ homes are
Every Spanish province had at least one home advertised above €1 million, but the distribution was very uneven. Of 37,128 such homes listed on 1 August 2021:

Of the more than 6,000 homes advertised above €3 million, Málaga had 2,216 (36.8%) and the Balearic Islands 1,937 (32.2%), followed by Madrid (11.5%), Barcelona (6.4%), Alicante (6%) and Girona (2.3%). In practice, buyers at this level mostly compare Marbella and Mallorca, with Ibiza, Madrid’s prime districts and Barcelona’s upper neighbourhoods as alternatives.

Legal and tax checks for luxury buyers
