Marbella Hotel Planning Notice: What Admission for Processing Means

Marbella planning update · 12 October 2026
Marbella has published a planning file for a proposed five-star luxury hotel in the El Chorraero–La Cañada area. The useful news for local property buyers is the availability of the file and its stated procedural stage—not confirmation that the development can be built.
What was published?
The municipal notice for file 39848/2024 was published on 28 September 2026 and updated on 29 September. It concerns an extraordinary action for a hotel on plot 11, polygon 5, by the A-355 Ojén road.
The notice is headed admisión a trámite, meaning admission for processing. Its attachments include a certificate referring to a local government board agreement dated 1 September, project documents, plans and a public-information notice. The publication is recent; the underlying agreement is earlier.
Why the procedural distinction matters
The page does not, by itself, establish that all permissions needed for construction and operation have been obtained. Nor does it establish a completion date or an effect on surrounding property prices.
A marketing description such as “new hotel coming soon” should be checked against the actual documents. A file being processed is different from a finished development. Buyers should ask their adviser to explain which decisions have been made, what remains outstanding and whether later documents alter the position.
What to check when buying nearby
| Topic | Question for your adviser |
|---|---|
| Exact location | Where is the proposal in relation to the property, using official plans rather than a marketing map? |
| Current status | What is the latest decision in file 39848/2024, and which further steps remain? |
| Access and surroundings | Do the documents show changes that matter to your intended use or daily access? |
| Technical assessment | Do any site-specific matters need an architect or another qualified specialist to review? |
| Price assumptions | Is the asking price supported by current evidence, independently of a future project? |
These questions do not imply that neighbouring homes are adversely affected. They provide a way to assess a proposal without assuming either a benefit or a problem.
Before relying on a planning headline
Request the current file, record the date of the documents reviewed and ask for any material uncertainty to be explained before committing funds. If a transaction depends on a particular outcome, discuss that dependency with your lawyer rather than relying on a verbal assurance.
